Each KiliGolf property is:

  • Fully serviced with water, electricity and backup generator
  • Accessible by well-maintained murram roads
  • Given a 99-year lease with automatic renewal
  • Sold on a 1-acre plot (applies to the 3 & 4-bedroom properties) or a footprint (applies to the 2-bedroom golf villa).

Stakeholders who wish to build their own home have the option to buy a plot and build a property selecting from 1 of 12 house designs. A building code is in place to ensure exteriors and roofing remain fairly uniform (to keep with the natural ‘bush feeling’ of the area), however the interiors can be modified to suite the owners personal taste. KiliGolf will happily advise on building contractors who meet the required standards and are fully compliant with the covenant of the estate, however stakeholders are welcome to use their own contractors if preferred.

All properties, independent of whether built by Kiligolf or built by the owners themselves, will be supplied with electricity from the national grid (with backup generators) and piped water, which is metered to ensure you only pay for your own usage.

House Designs

There are four house designs available for purchase. All properties are completed to a basic finish. Furnishing is left to owners, however Kiligolf is happy to recommend an interior designer on request.

 2-Bedroom Golf Villa

Kiligolf is delighted to announce the release of its latest product; the 2-bedroom golf villa, for those interested in a smaller, hassle-free property. Each villa will cover an area of 189 sqm and will be located on prime footprints on the championship golf course. The gardens of these properties will be maintained by the KiliGolf team to ensure minimum work for the owners.

3 & 4-Bedroom Single Storey Villa

The 3 and 4-bedroom single storey properties offer stakeholders a pleasant and enjoyable home with plenty of privacy and spectacular views. This is the perfect option for those seeking an investment with enormous rental potential.

4-Bedroom Double Storey Property

For those looking for amples of space, comfort and luxury, a glamorous 4-bedroom double storey house is now available for purchase. With a guestroom located on the lower floor and 3 bedrooms located on the upper floor, this is the perfect choice for families or those looking for a home of style and grandeur in the midst of the African bush. The balconies on both the front and back of the property ensure 360 degree vistas, whilst the courtyard ensures your privacy is preserved. Note that foreigners can acquire land through a long-term registered lease. The title to Kilimanjaro Golf & Wildlife Estate is therefore sold on a leasehold bases for a period of 99 years with automatic renewal. This title may be sub-divided and transferred to third parties under well-established land transfer procedures.

Buying a plot or property therefore involves the purchase of a leasehold title carved out of the master lease. The transfer documents comprise of an:

  • Agreement for Sale: setting out the terms of sale of the title to the purchaser (including covenants relating to the occupation and use of the land)
  • Application for Approval of Disposition and a Transfer of a Lease of a Right of Occupancy.

The latter two documents are official documents required under the Land Act (2002).

Following completion of the purchase of land, the purchaser will be provided with Land Registry certification of the Transfer of a Lease of a Right of Occupancy relating to the plot. This provides a secure title to the land, though the purchaser is obliged to respect the covenants of the Agreement for Sale, which represents an on-going agreement between Kilimanjaro Golf & Wildlife Estate and the purchaser. The cost of the lease and legal fees are not included in the price of the plot.

The purchase of a golf course property entitles the purchaser to membership at the golf club.
